Building management, including scheduled preventive maintenance and repair/replacement of heating, cooling, mechanical, electrical and special installations, fire prevention systems and lifting gear.
Heating and cooling installations
FSI carries out all scheduled preventive maintenance activities to keep heating and cooling systems, hydraulic and pneumatic pipe-work, devices and pumps in working order, for commercial or industrial buildings or property complexes.
This involves, for instance:
- gas- or oil-fired boilers producing hot water or steam, and the associated heat exchangers
- refrigeration units; air- or water-source heat pumps
- autonomous air conditioning units and entire air conditioning systems
- devices (fan-coils, radiators, VAV boxes, etc.). Also closed-circuit expansion vessels, inlet and outlet pipes, shut-off/regulation valves and electrical panels for these heating and cooling systems.
The service is organized in terms of operations and frequencies laid down in the specific intervention schedules based on the maintenance plans drawn up by FSI. Customers can check performance of the service in real time by inspecting those schedules online. Current regulations pay particular attention to such equipment, especially control of their energy consumption (Law No. 10 of January 9, 1991 and its implementing regulations in Presidential Order No. 412 of August 26, 1993, as amended by Presidential Order No. 551 of 21 December 1999, as amended and by Presidential Order 74/13, as amended). Energy saving requirements also entail monitoring compliance with the rules for limiting energy consumption in the running and maintenance of heating systems as well as their functionality and safety. When FSI is commissioned to manage a customer’s systems all technical and regulatory paperwork – the Fire Prevention Certificate (CPI), the Use & Maintenance Record, the Plant/Generator Log and the Declaration of Conformity – will be checked to confirm that the person responsible for the plant complies with current applicable laws and regulations. For that purpose FSI not only has the mandatory qualifications required by Departmental Order 37/08 under Law 46/90 and technicians qualified to assess combustion efficiency (under UNI 10389) and to analyse exhaust and measure draft (under UNI 10845), but also provides (at no extra charge) analyses and feasibility studies for turnkey energy-saving solutions, together with consumption and plant depreciation forecasts and ROI calculations.
FSI carries out all scheduled preventive maintenance activities to keep lifts and hoists in good working order for maximum efficiency and safety in use.
FSI offers a highly specialized maintenance service for various lifting systems:
Electric and hydraulic lifts
Stair-lifts including platform stair-lifts for wheelchairs
As well as regular servicing during normal working hours, FSI organizes an emergency assistance service carried out by technicians from FSI Servizi Integrati or its trusted subcontractors, in full compliance with Presidential Order No. 162 of 30/04/1999.
Electrical installations and special equipment
FSI carries out all planned preventive maintenance activities to ensure the efficient working of electrical systems (low- and medium-voltage) for commercial or industrial buildings and property complexes; this covers power and light installations, low-current installations (entry intercoms, gates) and the associated distribution panels and transformer cabins.
The equipment here essentially consists of:
- medium-/high-voltage transformer cabins
- Uninterruptible Power Supplies (UPS)
- medium-voltage panels
- low-voltage general panels
- secondary panels
- lamps and lighting
- off-grid security lighting
- solar panels
- entry intercoms, with or without video
- video surveillance
- malfunction, burglary and fire alarm systems
- CCTV installations

FSI has a network of specialist subcontractors for tasks including:
- maintenance of generating equipment
- transformer cabin and auxiliary maintenance
- earth resistance testing
To give the customer the certainty of a flat-rate all-in charge but still provide prompt intervention whenever needed, FSI can undertake to procure and re-stock an inventory of electrical equipment sufficient to provide for a year’s supply of replacement bulbs (of any type), emergency batteries and lamps, fluorescent tubes, transformers, etc. When FSI is commissioned to manage a customer’s systems all technical and regulatory paperwork will be checked to confirm that the person responsible for the plant complies with current applicable laws and regulations.
FSI’s capabilities include:
- checking protection of buildings and other structures from lightning;
- studying energy consumption to improve energy savings;
- analysis of health, OHS and environmental documentation (USSL, ISPESL, ARPAV, UTIF) ;
- analysis of the technical specification needed by customers’ medium-voltage installations to meet selective network protection requirements under DK5600 CEI 016;
- undertaking Plant Manager responsibilities (Ref. CEI 11/27).
Fire prevention systems
FSI carries out all scheduled preventive maintenance activities for keeping fire equipment in good working order: fire extinguishers, hoses, wet and dry sprinkler valves, fire-fighting pressurization stations, fire hydrants and fire doors (REI-rated doors/gates), and fire safety equipment generally in commercial or industrial buildings.
Here again, the service is organized in terms of operations and frequencies laid down in the specific intervention schedules based on the maintenance plans drawn up by FSI; customers can check performance of the service in real time by inspecting those schedules online. In the case of activities subject to Fire Service inspection, FSI will undertake to record on the Fire Protection Register (DPR n ° 37/98) any maintenance, repair, checking, monitoring or modification of equipment which it is commissioned to service. As far as workplace safety is concerned, responsibility for training employees and giving them information, and in general for all provision of effective fire safety equipment, falls on the owner, ie FSI’s customer; so here FSI supports the customer by ensuring compliance with the deadlines set by relevant technical laws and regulations, and its technical department can perform a preliminary check that all the technical paperwork (NOP, CP, etc.) on the employer’s responsibilities which are liable to be inspected by the Fire Service are in order.
